Terms and Conditions - Reservation Policy

We offer three ways to make a reservation: phone, fax, or Internet. We accept Visa, Mastercard, American Express, and Discover.**  

 

We require a 30% payment and reservation fee by credit card for all bookings. If paying by check, we need it within five (5) days with a credit card guarantee. Full payment is due 45 days before arrival. Please note that our cancellation policy applies to all reservations. Take a moment to review the policy provided below.

 

On all bookings, FINAL PAYMENTS* are due thirty (30) days before the guest's arrival date. Guests will receive appropriate and pertinent information during the payment process for the reservation.

 

We highly suggest purchasing travel insurance to safeguard against unforeseen trip cancellations or service disruptions. It is essential to purchase this insurance before making the final payment. For further information, please give us a call.

 

CANCELLATION POLICY: Condos and Townhomes

If a reservation is canceled thirty-one (31) days before the guest's arrival date, the entire reservation balance will be refunded, except for the non-refundable reservation/cleaning fee plus tax.

 

If a reservation is canceled WITHIN thirty (30) days of the guest's scheduled arrival date will result in the forfeiture of the entire reservation balance.

 

CANCELLATION POLICY: Single-family Homes

If a home reservation is canceled forty-six (46) days before the guest's arrival date, the entire reservation balance will be refunded, except for the non-refundable reservation/cleaning fee plus tax.

 

If a home reservation is canceled WITHIN forty-five (45) days of the guest's scheduled arrival date, it will result in the forfeiture of the entire reservation balance.

 

NOTE: Travel insurance is highly recommended to protect against cancellations or disruptions and must be purchased BEFORE FINAL PAYMENT. For more details, please call. 

 

DAMAGE POLICY

Our Security Deposit Protection plan safeguards against any accidental damage caused to the interior of your rental unit during your stay. Please inform management of any damage before check-out to benefit from the coverage. The policy offers a maximum benefit of $3000, and any damages exceeding this amount will be charged to your credit card on file. Suppose any accidental damage occurs to the real or personal property of the unit during your stay. In that case, the Insurer will reimburse you for the cost of repair or replacement, up to a maximum benefit of $3000. Specific terms and conditions apply; full coverage details are in the Certificate of Insurance or Insurance Policy.

 

You can purchase our Security Deposit Protection plan during check-in or before. By submitting payment for this plan, you authorize CSA Travel Protection and Insurance Services to make direct payments to VRPM for any amount payable under the terms and conditions of the Rental Unit Damage Protection. If you do not wish to participate in this plan, don't hesitate to contact VRPM directly.

 

DEPARTURE PROCEDURE

Please follow the departure procedures before checking out to avoid additional charges to your credit card. These charges may include bringing pets into non-pet-friendly units, smoking inside the unit, excessive cleaning, or missing items. VRPM will pursue collections if necessary. If the security deposit protection plan is declined, a $ 1,500 deposit will be charged and returned within 14 days of departure, minus any applicable charges.

NO SMOKING: All guests are to refrain from smoking, including tobacco and marijuana, as it is strictly prohibited in all units. Any violation of this policy may result in a charge of $250 and any additional expenses incurred to remedy any smoke damage to the property. We appreciate your cooperation in maintaining a smoke-free environment.

 

NO PETS ARE ALLOWED ON PREMISES, INCLUDING VISITING PETS (See Dog-Friendly Units), which applies to most of our units, and failure to comply will result in immediate removal of the pet or eviction from the property without any refund. Please note that guests are accountable for any fines imposed by the HOA, and in addition, VRPM will charge a daily pet fine of $250, along with reasonable cleaning fees.

 

DOG-FRIENDLY UNITS: When reserving a dog-friendly unit (2 dogs @ 60 lbs. max.), your dog must refrain from relieving themselves on outdoor decking or walkways. Proper waste disposal is mandatory in these instances. Also, dogs are not permitted to climb or rest on furniture or bedding and should always remain grounded. All pets present on the premises must be reported to management.

 

VRPM reserves the right to evict guests from the premises for violating these policies or committing any unlawful acts.

 

DISCLAIMER: It is essential to acknowledge that A1 Vacation Rentals Property Management, Inc. (VRPM) reserves the right to make substitutes for the accommodation of equal quality in the event of unforeseen circumstances or emergencies. We understand that such changes may cause inconvenience to our guests, and therefore, we make it a priority to inform them of any such alterations promptly.

 

For those who possess a unit within a complex under the management of VRPM, kindly note that the maintenance of communal spaces such as the grounds and clubhouse is the responsibility of the complex management company. VRPM acts as an agent for individual unit owners, but the complex management company holds full authority concerning the operation of all facilities. VRPM cannot be held responsible for any issues related to the condition or closure of these facilities.

 

VRPM cannot be held responsible for any inconvenience, damage, injury, or loss to individuals or properties resulting from weather conditions, negligence, or wrongful acts committed by guests beyond the direct control of VRPM.
